What painters should charge in 2026: hourly rates, per-sq-ft pricing, per-room minimums, full-home quotes and how to stay competitive.

Painting is priced per square foot, per room and sometimes per hour, and customers quote it all three ways online. Knowing your rates across every format keeps you consistent and profitable.

Markup and prep strategy

Painters mark up materials 15-30% and include consumables (tape, drop cloths, primer) inside the quote. Prep is where profit lives or dies: cracked drywall, peeling trim and multiple coats all expand the labor hours, so inspect the surface before quoting flat.

Charge per sq ft only after a site visit. Texture, ceiling height and color change all change the hours, and a flat per-sq-ft price without a visit is a guess.

  • Materials markup: 15-30%
  • Include consumables and primer in the quote
  • Inspect surfaces before quoting per sq ft
  • Ceiling height, texture and color changes add hours

Quoting full homes

For whole-home work, price the interior, exterior and trim as separate line items with their own sq-ft rates, then roll them into one total. This structure lets the customer see exactly what drives the price and protects you when only part of the scope changes.
