Confirm the type and fuel, inspect the flue (a new liner adds $3,000-$5,000), then price the unit, finish, labor and permits. A prefab gas install runs $2,500-$6,000; masonry $10,000-$25,000.

Prefab, masonry and insert carry very different prices ($3,500, $14,000, $4,000). Gas is the most common retrofit; wood needs the full flue system; electric is a one-day install. Confirm the choice in writing before quoting.
Inspect the flue and chimney
A new flue liner runs $3,000-$5,000. If the chimney is damaged, that is a separate line item that can double the job. Photograph the flue on the walkthrough.
Price the finish separately
