How to Estimate a Patio Cover

Contractor method for estimating patio covers: area, material, roof type and posts.

Patio cover quotes fail on the roof type and the attachment. The post-and-beam is simple; the roof that sheds water and the house attachment are where the bid goes wrong.

THE SHORT ANSWER

How do you estimate a patio cover?

Measure the area, inspect the attachment, choose material and roof type, then price engineered posts, footings, labor and permits. Use $20-$50/sq ft only as an initial installed range.

01

Measure the area and the attachment

Measure the covered area in sq ft and inspect the house wall where the cover attaches. Attaching to the fascia is different from a proper ledger into the wall structure — a bad attachment is a call-back and a liability.

02

Choose material and roof

Wood ~$14/sq ft, aluminum ~$16/sq ft, steel ~$14/sq ft, vinyl ~$10/sq ft. Solid panel roofs are the baseline; lattice drops to 70% of cost; polycarbonate adds 30% but lets light through.

03

Price posts and concrete

Each post needs a footing sized for the loads and soil; use ~$180 per post plus concrete only as an initial allowance. A 250 sq ft cover with 4 posts is the calculator baseline. Use the Patio Cover Cost Calculator to build the full quote.

Most municipalities require a permit for attached covers. Include the fee and the inspection scheduling in the timeline.
