Measure the floor area and count stories

Measure the floor area per level. Two stories add ~90% to the cost (same footprint, double the walls). Confirm the slab or foundation is ready before quoting.

Price the design complexity

Simple rectangles are the baseline; standard designs add 10%; complex designs (angles, dormers, vaults) add 30%. Walk the plans and count the exterior corners.

Price lumber and labor separately
